Chartwell Estate, catering for retirees capable of living independently, is the flagship lifestyle village of Kloof Retirement Villages. Situated in the leafy and tranquil suburb of Winston Park in the upper highway area, the Estate comprises of 59 superbly appointed one, two and three bedroom units. The world-class Winston Park Care Centre is strategically located on the same property.
Regular entertainment is organised in the Community Centre by the resident members. Excursions to enjoy meals out or to see a show, as well as outings to places of interest, are also arranged. Transport is available for weekly visits to local shopping centres should it be required, and the Winston Park Bowling Club is situated adjacent to the village for those who participate in this sport. We also have a well-stocked and maintained library in the Community Centre for the enjoyment of our residents.
All residents have preferential options to either upgrade or downsize their accommodation within the Estate when a unit comes up for re-grant at Chartwell or any of the other Villages under Kloof Retirement Villages umbrella. Residents at all Estate villages enjoy preferential discounted tariff rates at our Care Centres should they require either post-operative, temporary respite or ongoing convalescent care. In the rare event that a room is unavailable at a time of need, individual care can be arranged in the comfort of their own unit.
There will however be a cost for these services. Additionally, there is a weekly clinic service, the cost of which is included in the monthly levy.
The levy also includes the costs of property insurance, security of the perimeter and a 24 hour security guard stationed at the Gate. Costs also include the appointment and services of the Estate Manager and his staff who maintain the exterior of the buildings and all common property, the gardens as well as the operation of the waste water treatment plant situated on site.
Residents purchase a Life Right Agreement which is governed in terms of the Housing Development Scheme for Retired Persons Act No 65 of 1988. A major benefit of a Life Right Agreement is that no Transfer Duties are payable on the purchase of a Life Right as the Title Deeds and Agreement remain the property of Kloof Rest Home Association. There is therefore no transfer of ownership registered in the Deeds Office. Purchasers of a Life Right automatically become a member of the Chartwell Estate Management Association as well as a member of Kloof Rest Home Association.
Members of the Management Association appoint a committee that has the responsibility of managing the Estate as prescribed by the Act. Levies are revised annually and the Annual General Meeting is held as soon as the audited accounts become available. A portion of the income from the Resale of a Life Right is retained by the Estate to boost the Maintenance Stabilisation Fund.
Situated in the leafy and tranquil suburb of Winston Park in the upper highway area, the Estate comprises of 59 superbly appointed one, two and three-bedroom units.
The Management Association have an established set of Conduct Rules. These seek to provide an atmosphere of harmonious, contented living by setting out simple behavioural guidelines. The vision of Kloof Retirement Villages is to enhance the well-being of older persons in our community by providing accommodation that offers quality, professional living and care for all aspects of the ageing process, in an environment that protects self-dignity and promotes fulfilment of life at affordable rates.
